A Variance allows a property owner to request relief from specific dimensional standards (such as setbacks or height limits) when strict application of the code would create hardship.
You may need a variance if:
- You cannot meet the required setbacks due to lot constraints.
- Topography creates a unique hardship.
- You are requesting relief from dimensional standards (not use).
A variance cannot be used to allow a prohibited use.
Review Process:
- Pre-application meetings are recommended
- Application submitted
- Staff review for completeness
- Scheduled for a public hearing
- Public notice
- Public hearing before the Planning Commission
- Commission decision based on required findings
Application Materials:
- Completed Variance application
- To scale site plan
- Written explanation of hardship
- Any supporting documentation
