Rezones
A Rezone (Zoning Map Amendment) is a request to change the zoning district designation ofa property. Zoning districts regulate how land may be used and developed. A Rezone changes the allowed uses and development standards that apply to a property.
When Is This Required?
You may need a Rezone if:
- The current zoning district does not allow your proposed use.
- You are requesting a change to a different zoning classification.
- The proposed development is inconsistent with the existing zoning designation.
A rezone is a legislative action and is evaluated for consistency with the Comprehensive Plan.
Review Process
- Application submitted
- Staff review and report
- Public notice provided
- Public hearing before the Planning Commission with a recommendation
- Public hearing before the Borough Assembly who makes the final decision
Rezones require public hearings and are not administrative approvals.
Approval Criteria
Rezones are typically evaluated based on:
- Consistency with the Comprehensive Plan
- Compatibility with surrounding land uses
- Public health, safety, and welfare
- Availability of infrastructure and services
Approval is not guaranteed and is based on required findings under Title 18.

- Completed Rezone application form
- Legal description of the property
- Site plan or concept plan (if applicable)
- Written statement addressing approval criteria
Before You Apply
- Review the Comprehensive Plan land use designation.
- Confirm the current zoning district of the subject property.
- Meet with Planning staff to discuss feasibility.
